Real Estate- What Is It?

A tangible asset that is often times the largest purchase of a person's life.

A licensed Real Estate Professional is an independent contractor, paid solely through sale commissions generated. Income potential is unlimited and directly related to an associates work ethic, experience, and office support.

Compensation

Commission splits are based on experience and transaction volume. Higher splits are available depending on production. Additional compensation available through recruitment of new sales associates as well.

Licensing Cost/Requirements

First Year Investment: Real Estate Salesperson

N.Y.S. 45-HOUR LICENSE QUALIFICATION COURSE: N.Y.S. Law requires completion of this approved course before an applicant can become licensed. Approximate investment $250-$300. List of approved locations enclosed.

N.Y.S. LICENSE APPLICATION FEE: Payable to the Department of State. Investment is $50 for a two-year license, and a $15 exam entrance fee is required.

AARON A. MOSS REAL ESTATE TRAINING PROGRAM: A free intensive, on-the-job training program designed for immediate success into the real estate business.

BUSINESS CARDS: Approximately $65 for 1,000 picture cards. Personal photos are needed and pictures can be obtained for about $25. Make sure you have at least 5 wallet-sized copies.

NAME TAGS: Optional but recommended.

MEMBERSHIP IN LOCAL BOARDS AND MULTIPLE LISTING SERVICE: Greater Syracuse Association of Realtors (GSAR) and its affiliate Central New York Information Services (MLS) require initiation fees of $100, which includes a six-hour Orientation class. Annual dues are approximately $384 for the GSAR and $456 annually for MLS access, paid quarterly ($114).

Cayuga and Oswego County Boards of Realtors dues are approximately $500 annually and are paid quarterly.

The Utica / Rome County Board of Realtors are approximately $740 and paid quarterly.

Fees vary from board to board and are normally prorated from the date of application.

Also, each board may have initiation fees - this would include National and State memberships as well.
